Recently, a new service has appeared in the Russian services market – a property management of real estate. The essence of the new service is the order of the management of the real estate object to the real estate. This service will be relevant when the owner is busy or does not intend to manage any of his real estate object.
The above situation may arise when such real estate inherited the new owner or is located in another city. In this case, the owner of the object concludes with the local realtor or real estate agency the relevant agreement under which he gives them all the rights to management of real estate.
The realtor also is engaged in the control over the collection of rent, utility bills. The Treaty of Trust Management of Real Estate is drawn up in writing, and the participants in the contract now gain their legal statuses: the owner is now the beneficiary, and the realtor is the manager. From the moment the contract is signed, according to its provisions, the person who is in the right of the owner of the owner signed up various kinds: on leasing, on property insurance, etc. D. However, the manager has no right to sell real estate, since he is not the owner. The contract must indicate: the name of the beneficiary, a list of property transferred by the owner to trust management, the size and form of the reward of the manager, as well as the validity of the contract, and the duration of the latter cannot be longer than five years. Once every six months or a year, the manager submits a report that indicates all the confidence management activities of the property entrusted to him.
