Recently, within two days from the sites of Internet portals of Croatia, on which the sale and purchase of real estate was carried out, more than 200 thousand ads were removed, including announcements of inexpensive shore houses for shrinkage, which have recently been in demand among customers.
The fact is that from this year the law on construction entered into force, according to which only the property can be sold for which a special energy certificate has been issued. For those who advertise housing that do not have a certificate, a fine of 4000 euros is provided. The Regulation on the obligation of the certificate applies to both real estate agencies and individuals. All Internet portals posting ads removed those of them that do not say anything about the certificate.
The construction law was adopted after the EU directive on the availability of certificates. In Croatia, its maximum cost is 1700 euros. It must be available when selling any housing with a total area of more than 50 square meters. m. The directive was adopted for a long time, in 2010, but they turned to fines only at the beginning of this year. This led to the fact that the largest website of announcements on the purchase and sale of real estate lost more than 50 thousand ads, three times more disappeared from the rest of the smaller sites.
According to realtors, this situation clearly indicates the collapse of the real estate market, the restoration of which should now be expected at least a few months.
But the adoption of the law on fines will not be associated with any inconvenience for real estate buyers. Some advantages even appear for them, another document may be added, indicating the quality of the purchased housing.
