A fairly even plateau of 675 hectares, having a slight slope to the north, in the south breaks to the river with steep shores up to 30 m high. In the western part, the relief of the territory is somewhat complicated thanks to the dry talveg, who goes towards the Khoroshevsky Canal.
The structure of the soil in the territory of Khoroshevo-Mnevniki is formed by medium and coarse-grained sands, which serve as an excellent basis for the foundations of buildings. Groundwater lies at a depth of 1.5 to 10 m. Superficial waters have natural runoff towards the non -imminent talweg along the northern border of the district.
The area is located on the high bank of the river and is well ventilated. Western winds, passing over the forested zones of the Moscow Region, bring clean air here, and the non-trampled waters of the Moscow River create excellent conditions for bathing here. In general, the territory of Khoroshevo-Mnevniki according to its natural data seems extremely convenient for creating a well-maintained housing estate here. It should be noted that in this part of Moscow there are no large industrial enterprises, in some cases negatively affecting the sanitary and hygienic conditions of urban areas.
The territory of the new development has in plan a form, somewhat elongated from west to east (size from the west to east of 3,000 and from south to north 2,250 m). In the West there are estates and fields of the Voroshilov collective farm, in the south along the high coast of the Moscow River two villages: Khoroshevo and the upper mnevnia; Staro-Khoroshevskoye highway passes through them, heading for the Silver Bor. On the high shore, among the old grove stands the Khoroshevskaya church monument of architecture XVII in. The church building will be preserved, it is supposed to place a museum.
The middle part of the district is almost entirely busy with fields and gardens, interspersed with extensive wastelands.
